Awaab’s Law Phase 2 comes into force on 30 November 2026, expanding the same statutory clock that currently applies to damp, mould, and emergencies to seven further hazard categories: excess cold, excess heat, falls, structural collapse, fire and explosions, electrical hazards, and domestic hygiene.

The legislative requirements are well understood. The bigger challenge is proving what happened, when, who acted, and whether the right information was available at the right time. So, if you had to show what happened today, could you?

Know where you stand

1. Where you are today

A hazard might be logged in a repairs system, a resident update in another, and a contractor note in a spreadsheet. Most providers don’t have a single, trusted view of their current position – not through anything they’ve done wrong, but because these systems were never designed to work together.

2. Seeing it clearly

Our expert consultants assess your Phase 1 assurance and Phase 2 readiness against the practical questions that matter:

  • Are cases being captured consistently?
  • Can you show what was reported, how it was assessed, what action was taken and whether timescales were met?
  • Where are you relying on spreadsheets or manual workarounds to join things up?

3. What happens next

Never miss a hazard

Awareness of a hazard can happen anywhere: a phone call, a late-night email, a contractor visit.

Universal Adapter connects your housing, resident contact, repairs, assets, compliance and contractor information into a single, fully audited workflow – so a hazard is picked up and acted on regardless of which door it comes through, without relying on someone spotting it and joining the dots manually.

It works out what’s come in, translates it if needed, and routes it straight to whoever needs to act – a contractor, a housing officer or a surveyor – rather than leaving it in a queue.

Contractor visibility

Knowing what’s happening once a job leaves your hands is one of the most practical Awaab’s Law challenges.

Universal Adapter automates real-time repairs data exchange with contractors – monitoring appointments and target dates, escalating issues automatically, so targets are tracked and met rather than discovered too late. For contractors who can’t integrate directly, our Contractor Portal keeps them digitally included, so they never become an information risk.

Know it, prove it, optimise it

The value of having 3C Data Logic and Universal Adapter under one roof shows up the moment a regulator, an Ombudsman or a resident asks what happened – the full picture is already there.

Awaab’s Law exists because a hazard once had tragic consequences. Compliance isn’t the goal in itself – a system that catches hazards and acts on them quickly is about improving residents’ lives, with cost savings and efficiency gains as the by-product of better information management.
